COMPENSATION:Pursuant to state regulations, the salary range is $170,000-$200,000 plus bonus potential. Eligible to participate in the company benefits plan. Summary
Cardinal Group Companies is seeking a highly motivated and experienced Sr. Director, Capital Formation to lead the fundraising efforts for a new value-add investment fund focused on acquiring high-quality student housing assets across the United States. This individual will be responsible for developing and executing a comprehensive capital raising strategy, cultivating relationships with institutional investors, family offices, high-net-worth individuals, and other potential capital partners. The Sr. Director will play a critical role in the growth and expansion of Cardinal Group's investment platform.
Responsibilities (including but not limited to)
- Fundraising Strategy & Execution: Develop and implement a robust capital raising strategy to achieve the fund target. This includes identifying target investors, crafting marketing materials, and managing the investor relations process from initial outreach to final closing.
- Investor Relationship Management: Cultivate and maintain strong relationships with existing and prospective investors. This involves consistent communication, responding to DDQ requests, fielding inquiries, and organizing investor meetings and presentations.
- Marketing & Communication: Develop and oversee the creation of all fund marketing materials, including pitch decks, private placement memorandums (PPMs), due diligence questionnaires (DDQs), and investor reports. Ensure all materials are accurate, compliant, and effectively communicate the investment opportunity.
- Due Diligence & Negotiation: Manage the investor due diligence process, addressing investor questions and providing necessary documentation. Participate in the negotiation of fund terms and legal documentation.
- Market Research & Analysis: Stay abreast of market trends, competitor fundraising activities, and investor sentiment within the student housing and multifamily sectors. Provide insights and recommendations to inform the fundraising strategy.
- Internal Collaboration: Work closely with the acquisitions, asset management, legal, and finance teams to develop a deep understanding of the fund's investment strategy, pipeline, and performance. Effectively communicate this information to potential investors.
- Reporting & Tracking: Maintain accurate records of investor interactions and fundraising progress. Provide regular reports to senior management on fundraising activities and pipeline.
- Compliance & Regulatory Adherence: Ensure all fundraising activities comply with relevant securities laws and regulations.
- Travel: Willingness to travel extensively to meet with prospective investors.
Qualifications
- Bachelor's degree in Finance, Business Administration, Real Estate, or a related field. An advanced degree (MBA, Master's) or relevant professional certifications (e.g., CFA) is preferred.
- Minimum of 8-10 years of experience in capital raising, investor relations, or institutional sales within the real estate or alternative investment industry.
- Proven track record of successfully raising capital for real estate funds, preferably with experience in the multifamily or student housing sectors.
- Established network of institutional investors, family offices, endowments, foundations, and other potential capital sources.
- Deep understanding of real estate investment principles, fund structures, and the capital markets.
- Excellent communication, presentation, and interpersonal skills with the ability to build rapport and credibility with sophisticated investors.
- Strong analytical and financial modeling skills.
- Exceptional organizational skills and attention to detail.
- Ability to work independently and as part of a collaborative team.
- Proficiency in CRM software, Google Suite, Microsoft Office Suite, and SalesForce.
- FINRA Series 7 or equivalent license is a plus.
